Industrial factories have specific requirements that go beyond standard commercial sheds: overhead crane provisions, heavy equipment foundations, office requirements and specialist access configurations. MRN has delivered factories at this level and understands what it takes to get them right.

Site assessment and design

We assess your site, your operational requirements, and your council’s planning rules before producing a design that’s fit for purpose not a generic shed scaled up.

Development approval and 
building permits

Commercial builds often require Development Approval before a building permit is issued a process that varies significantly between councils. MRN manages the full approval pathway in-house across NSW and VIC.

Structural engineering and certification

Certified structural engineering is arranged, managed, and included by MRN covering wind and snow loads, floor loadings, crane provisions, and any specialist structural requirements your project involves.

Civil works and hardstand

Concrete hardstand, car parking, access roads, and drainage co-ordinated by MRN as part of the build. Commercial-grade concrete engineering to suit your vehicle and equipment loads.

Structural steel supply and installation

MRN’s in-house structural steel and rigging team installs the structure under our builder licence. No outsourcing of the primary structural work we own the accountability.

Trade co-ordination and handover

Where additional trades are required electrical, plumbing, fire services MRN co-ordinates trusted trades and manages sequencing. You don’t manage subcontractors. We handle inspections and handover.

It depends on the project scope, the zone, and the council. Most commercial and industrial builds require at least a building permit, and many require Development Approval before that. The DA process can take significantly longer than a standard building permit. MRN assesses the approval pathway for your specific project at the quoting stage.

Yes MRN holds a Builder Licence valid in both NSW and Victoria. We build commercial and industrial structures in Wodonga, Wangaratta, Shepparton, and across North East Victoria regularly. We know both councils and both sets of planning rules.

Everything Development Approval (where required), building permits, structural engineering, civil works, concrete hardstand, structural steel supply and installation, cladding, doors, gutters, required inspections, and handover. If anything falls outside the scope we’ll tell you at the quoting stage not after you’ve signed.

These are specialist requirements that need to be built into the structural design from the start they can’t be added on later without significant cost and disruption. MRN has delivered builds with overhead crane systems and off-grid solar (see the AG Hub case study). These requirements are assessed and incorporated at the design stage, not treated as variations.
